Artificial Intelligence Programs like RealPage/YieldStar, TurboTenant, and ResMan are artificially inflating the housing market, creating false scarcity, and aiding in the rapid gentrification of Black neighborhoods. Places such as New York City, Atlanta, Houston, Oakland, and Los Angeles are being rapidly gentrified, facing community destruction, and rampant housing insecurity. Color Of Change is leading a bold campaign to hold corporations accountable who are using algorithms to price out Black people.

Programs like RealPage/YieldStar, TurboTenant, and ResMan collect market data related to neighborhoods and communities. After surveying said neighborhoods they then place the price point of certain apartments and houses higher than the neighborhood estimate to drive up the rental/housing prices. Landlords and Realtors utilize those algorithms to overcharge tenants and prospective buyers.
Housing algorithms disproportionately impact marginalized communities, digging directly into the pockets of so many vulnerable people. Black and Brown communities overwhelmingly rent, with 58% of Black households and 52% of Hispanic/Latino households renting their homes.1 Additionally, Black and Brown communities are amongst the most housing insecure in the nation, with 26% of Black Renters reporting behind on rent in comparison to other demographics. And despite being only 13-14% of the U.S. population, Black people make up 40% of all homelessness.2 These algorithms are hurting communities who already struggle with sustaining a strong economic future.
Our communities are also being gentrified. Nationwide Black and Brown people are being priced out of the long-standing communities and neighborhoods. What was once a cultural epicenter is being actively white-washed, erasing any legacies that have been built over generations. From 1980-2020 gentrification impacted 523 majority Black neighborhoods with 155, approximately ⅓ of said neighborhoods experiencing complete racial turnover.3 The introduction of harmful programs like RealPage/YieldStar, ResMan, TurboTenant, and others are likely to expedite the gentrification process, with generations being priced out of their neighborhoods, displaced, and many facing housing insecurity.
In March, Color Of Change sent letters to these companies calling on them to take proactive steps towards accountability and equitable practices. But as of today, we haven’t heard back from ResMan and TurboTenant. We need to reach 5,000 signatures before RENT IS DUE ON THE FIRST to get our demands across.
